If you have been our Customer in the past, we are glad you have chosen Post Oak Central again as your business address!

This handbook contains information to acquaint you, your associates, and your staff with the building's emergency procedures, security, and the many services and amenities available to the Customers in Post Oak Central.


Designed by influential American architect, Philip Johnson, Post Oak Central sits on over 17 acres just outside the loop on Post Oak Boulevard. The 1.3 million square foot campus is comprised of three Class A, LEED-EB Gold Certified 24-story office buildings named One, Two, and Three Post Oak Central. The retail area is located behind Three Post Oak Central and offers a variety of amenities to the campus. The property boasts three fountains, the largest of which is situated on a centralized 2+ acre shaded park with bistro seating around the fountain.

Post Oak Central is the premier office complex in the Houston Galleria area. The combination of location, accessibility, amenities, and world class architecture provide an outstanding office environment with an onsite management team that revolves around meeting your needs.


The buildings are open Monday through Friday from 7:00AM to 6:00PM. Access badges are required for access to the buildings on Saturdays and Sundays.


The buildings are closed for the following holidays and you will need to use your access card to gain entry on these days. Air conditioning and/or heating services are not provided on these days, but are available at an additional charge.

From the Central Business District or IH 10 East

Travel west on Interstate 10 and exit at IH Loop 610 West. Take the South IH Loop 610 south and exit at Post Oak Blvd. Turn right on Post Oak Blvd. and continue past San Felipe Blvd. to Ambassador Way. The complex is located between Ambassador Way and Guilford Court on the west side of Post Oak Blvd.

From IH 45 North, or US 59 North

Travel west on IH Loop 610 and continue on Loop 610 past US290 and IH10, exiting at Post Oak Blvd. Turn right on Post Oak Blvd. and continue past San Felipe Blvd. to Ambassador Way. The complex is located between Ambassador Way and Guilford Court on the west side of Post Oak Blvd.

From IH 45 South or Texas 288

Travel west on IH Loop 610 and continue on Loop 610 past US 59 to the Westheimer exit. Turn left at Westheimer and travel west to Post Oak Blvd. Turn north on Post Oak Blvd. to Guilford Court. The complex is located between Guilford Court and Ambassador Way on the west side of Post Oak Central.

From US 59 South

Exit onto IH Loop 610 and continue on Loop 610 to the Westheimer exit. Turn left at Westheimer and travel west to Post Oak Blvd. Turn north on Post Oak Blvd. to Guilford Court. The complex is located between Guilford Court and Ambassador Way on the west side of Post Oak Central.

From IH10 West

Exit onto IH Loop 610 South, exiting at Post Oak Blvd. Turn right on Post Oak Blvd. and continue past San Felipe Blvd. to Ambassador Way. The complex is located between Ambassador Way and Guilford Court on the west side of Post Oak Blvd.

Property Services and Facilities


Post Oak Central furnishes air conditioning and heating services during normal hours of operation. Unless otherwise stated in your lease agreement, these hours are considered 7:00am to 6:00pm, Monday through Friday, and from 8:00am to 1:00pm on Saturdays upon request. Schedules outside of this time frame are considered “overtime air” and are provided at Customer’s expense upon request only.


Scheduling overtime air has never been easier! Accessible 24/7 through our website, a user name and password are assigned to each customer for ease of access to the HVAC system. Forms must be faxed to the Management Office no later than 2:00 PM on the evening it is requested. NOTE: Although the building is considered open on Saturday, we have made an effort to conserve energy and if you require air during this timeframe, we must receive a written request. Requests for air during normal business hours will not be billed back.To request overtime air, please click here.


The Conference Center is perfect for your next business seminar, employee meeting, Executive meeting, audio/web conference, employee training session, holiday party or retirement party! Comfortably conduct any size meeting in one of our meeting rooms; Boardroom - up to 60 auditorium style seating or Conference Center – up to 160 auditorium style seating. Catering and food delivery is permissible. There is a kitchen attached to the larger conference facility containing a refrigerator, icemaker and sink and is ideal for buffet style serving. Restroom facilities are conveniently located near the back entrance of the conference center. Avoid the hassles and higher costs associated with traveling to offsite facilities. The conference center is available weekdays from 7:00AM to 6:00PM and after hours on a case-by-case basis.

The Conference Center is centrally located on the first floor of Three Post Oak Central, and is for the exclusive use of our Post Oak Central campus customers. The room is subject to all Post Oak Central building rules and regulations (a copy of which can be obtained by request from the Management Office). The rental rate is $150 flat rate for the Boardroom and $300 flat rate for the Auditorium, includes fees for HVAC and cleaning. A $50 configuration fee will be charged for setups other than the conference layout (Boardroom) or classroom layout (Auditorium). The rental fee will be billed back in conjunction with the normal monthly customer bill-back charges.

Reservations are made online only and login credentials are needed. Please contact your facility or office manager to inquire about login information.


Janitorial services are provided Monday through Friday (excluding Holidays, as determined by Landlord). If customer’s use of the Premises, floor coverings or other improvements requires special services in excess of the standard services for the Building, customer shall pay the additional cost attributable to the special services. Feel free to contact the Management Office at any time for a detailed schedule of services. Carlos Romero is our onsite janitorial supervisor and is quick to respond to any and all issues.

Here at Post Oak Central, we recycle paper, plastic, aluminum, and cardboard. Receptacles for all recyclable items are provided for each suite by the Management Office. Paper receptacles are emptied on Monday, Wednesday, and Friday (or as needed if they fill up quickly). Plastic and aluminum receptacles are emptied on Tuesday and Thursday. Cardboard is picked up as needed – just set aside your material and please mark as "trash" or "basura" and the night crew will pick it up!

Additionally, we have the ability to recycle batteries on an “as needed” basis. Please contact the Management Office at 713.871.0050 for more information.


Elevator service is available 24 hours a day, 7 days a week. If an elevator fails to operate properly, please notify the Management Office at 713-871-0500 or the Security Office at 713-961-0250.

The building is not equipped with a freight elevator; therefore, for moving of anything other than standard office delivery fare, it will be necessary to schedule with the Management Office so that we can properly pad and protect the elevator cabs.

If for some reason an elevator does malfunction and you are detained inside the elevator cab, DO NOT PANIC! Push the alarm button inside the elevator cab to notify the responder of your predicament. You will be contacted through an intercom system and given instruction. The elevator contractor will be notified immediately and a technician dispatched to correct the problem. During normal business hours, these technicians are on-site and can respond very quickly. Members of our staff will remain in constant contact to keep you informed on the progress of the situation.


Our pest control service is environmentally friendly and consists of an annual application. Should you have any problems arise (i.e. ants, gnats, etc.), please let us know and we will arrange for individual (billable) service by our contractor.

The most effective pest control is prevention! Maintaining clean kitchen areas and keeping food away from desk drawers will diminish the likelihood of individual pest problems.


These moving and delivery guidelines have been developed to ensure a safe and efficient move for you and your organization. Following these guidelines will expedite your move and protect the people handling the move as well as your property and the building itself. These guidelines are not meant to hamper or restrict your moving process, but rather to safeguard the elements involved in the process. We want your move to be as smooth as possible and would be happy to answer any questions you might have. Moving hours are anytime Monday through Friday after 5:30 PM and all day Saturday and Sunday. One Trip “Light Deliveries” can be scheduled during the day WITH PRIOR MANAGEMENT APPROVAL between the hours of 9:30-10:30am and 2:00-4:00pm.

It is important to contact the Management Office several days in advance in order to obtain approval, prepare our staff for the move and obtain insurance coverage for the movers. All deliveries that have not been announced and approved may result in restriction of the delivery upon their arrival.

Your moving contractor will be responsible for any damage to the building incurred during the move. To avoid unnecessary damage, we suggest that you pad or otherwise protect all entrances, doorways and walls affected by the move, and cover all floor surfaces traversed during the move with appropriate material. The mover is responsible for disposing of all trash, packing cartons and other materials used during the move. Additionally, any electrical problems or equipment breakdowns, which occur during the move, should be immediately reported to the Management Office at 713-871-0500.

Your cooperation is essential to this process, and we ask that you instruct your vendors to abide by these rules.


The Management Office maintains the directory boards in all three buildings, via our web portal. There is also a directory board on Level 21 of all three buildings. The Management Office provides electronic listings for new and existing customers at no charge and changes can be made at any time.

GRAPHICS (Suite Identification, Signs and Notices)

Building standard suite identification plaques are provided by the Landlord for the Customer’s main entry. This includes all lettering, suite numbers and/or logos. Additional text or changes after installation will be at the Customer’s expense. Please feel free to contact the Management Office with any questions at 713-871-0500.

Please do not tape temporary or non-building standard signs to the building walls, suite doors, building or elevator lobby doors, or elevator walls.

Interior signage or graphics, such as company logo or office name plates, will also be at Customer’s expense. The Management Office can coordinate the project by utilizing one of its own approved contractors or you may use an alternate contractor. You must provide the contractor’s information and insurance certificate for approval by the Management Office.


New customers receive two keys per entry lock at no charge. Additional keys may be purchased by contacting the Management Office at 713-871-0500. These keys are provided by Post Oak Central’s full-service locksmith who is onsite every Tuesday and Thursday. All locks must be keyed to the building’s master key system and can only be done by Post Oak Central’s locksmith.


The United States Postal Office serving Post Oak Central is Rich Hill located at 2950 Unity, Houston, Texas 77057. This station services each of the buildings separately and the daily pick-up schedule is posted on the door of the mail centers. The mail centers for 1POC and 3POC are located in the basement of each building. The mail center for 2POC is located in the garage elevator lobby area.

Mailbox keys and mailbox assignments are handled in the Management Office by calling 713-871-0500.

Pets of any kind are prohibited in all Post Oak Central buildings. The pest control and cleaning services provided by the Management Office do not cover expenses related to pets. Designated guide dogs are specifically excluded from this policy.

Access Cards and Parking Information

Post Oak Central is proud to have an on-site parking management team. With any questions, please visit the parking office located on the ground floor of Garage 3, next to the garage entrance.


Entrance to both the building and garage is gained by use of a single access card. Cards can be obtained by filling out a request form (included in this handbook). Return the completed form to the Management Office and the access card(s) will be available within (3) business days. The Management Office will then have the card(s) delivered to your suite or you may pick them up from the parking office.

Lost or stolen access cards should be immediately reported to the Management Office at 713-871-0500 so the missing card can be canceled and a new one issued. A fee may be required to replace the lost or stolen card. Should you or your employees find a card, please return it to either the Management Office or the Security Office.

Customers are responsible for retrieving access cards from individuals no longer in their employment or, for any reason, no longer require after-hours access. These cards are to be returned to the Management Office as soon as possible for cancellation.


After Normal Business Hours, the building is locked, and individuals must use their access card to gain entry to the building. Card Readers are located at each of the building’s main entrances and are equipped with an intercom, should you need assistance from our security staff.

NOTE: Individuals will not be granted access without a working access card or suite key unless their information can be verified by Security through contacting one of your approved emergency contacts and obtaining approval to grant access.


The campus has three parking garages; one dedicated to each building. You will be assigned a garage; and if required, an assigned parking space. Please make sure to insist that all employees park in their designated areas. The garages and surface lots are monitored throughout the day by parking and security staff.

Vehicles Requiring Service or Repair: Flat tires, dead batteries and windshield chips are permitted to occur in the parking garages. Anything above and beyond these services must be taken off the property for repairs. The owner/operator of a vehicle requiring towing must make arrangements with a towing service to have the vehicle removed. Please be sure to notify the Management Office if towing is required so that Security can be made aware.

Any parked vehicle that, in the judgment of the garage personnel, creates a dangerous situation (i.e. leaking gasoline, fire, etc...) will be removed from the garage at the owner’s expense. We will make every effort to get in touch with the owner during the process.

Destruction of Property: Any person who damages any property in a garage (i.e. breaking a gate, removing signs, etc.) either willfully or by accident will be held financially responsible for repairs or replacement. Willful destruction may also result in permanent loss of parking privileges and/or criminal charges.

Tow-Away Zones: “No Parking” zones/areas are those indicated as such by signs, red striping, and any area not specifically designed for parking. Many locations both inside the complex and surrounding areas are FIRE LANES. Parking in any of the above will result in immediate tow away. No warning will be given. These areas are patrolled and strictly enforced. Please caution your visitors and employees to park in appropriate areas to avoid towing of their vehicles.

Improper Use of Vehicles: Vehicles parked within Post Oak Central may not be used as living quarters even on a temporary basis. Additionally, animals may not be left unattended in vehicles.

Abandoned Vehicles: Any vehicle parked in a garage without being moved for a period of 14 days will be considered abandoned and may be removed from the garage at the owner’s expense. Evidence that the owner/operator of the vehicle is an authorized parker will not be considered.

Traffic Rules: All City of Houston and State of Texas traffic rules apply while driving in Post Oak Central.

The maximum speed limit in the garages and surface lots is 9 MPH. Lower speed limits may also be posted. Please be especially cautious when passing pedestrian crosswalks. Speed bumps and speed humps are put in place to slow drivers in various locations.

Any person receiving five or more violations in a twelve-month period may be suspended from parking within Post Oak Central for an indefinite period.


Visitor parking is available in the garages. Surface lots are for RETAIL VISITORS ONLY and should not be utilized by your employees. Parking in the surface lot is free, but is limited to shorter timeframes. Following is the current rate schedule for garage visitor parking:

We offer amenities to our monthly contract parkers:

  • Battery Starts – For problems starting your vehicle, just call the parking office at 713-871-8836 and they will jump start your vehicle at no charge to help you get on your way.
  • Flat Tire changes – Call the parking office and as long as you have a spare tire, they will change your tire for you at no charge.

Maintenance Requests

Maintenance calls are commonly associated with minor requests such as lights out, too hot, too cold, empty trash, empty recycle bins, dust, mop (spills), repair/replace ceiling tile, electrical outlet not working, cleaning, restroom maintenance (stopped up toilets, refill soap dispenser/paper towels/toilet paper) and other such requests.

Engineering and maintenance personnel are available Monday through Friday (excluding holidays) from 8:00am to 5:00pm. For emergency maintenance after normal business hours, please contact the Management Office at 713-871-0500. Your call will be answered by our Security staff who are available 24 hours a day.


The Management Office is set up to accept maintenance requests from you via the internet. This system was implemented to provide our valuable customers with a more efficient way to send and monitor maintenance requests (i.e. too hot or cold, lights out, etc.). You must have an internet connection and a valid email address to utilize the system.

We are able to register more than one User ID and Password for your company to use. Customers are also able to set up login credentials for their colleagues. Please note that any employee within your firm with an issued login credentials will be able to enter and view all requests at any time. If you have any questions, feel free to contact the Management Office and we will be happy to assist!

In addition to using the online portal, we also take maintenance requests the old-fashioned way, by email or phone.

Some maintenance requests may require the use of an outside contractor for work such as additional electrical outlets, plumbing repairs or other such requests. For those requests you will need approval from the Management Office, as the outside contractor will need to meet our insurance requirements.

NOTE: All appliances such as icemakers, refrigerators, dishwashers, and water lines for coffee makers and wet bars must be properly maintained and are the responsibility of the customer. Be sure to report all water leaks to the Management Office immediately!


When customer construction work is required within the leased premises, the customer will need to contact the Management Office at 713-871-0500. We will require specific information regarding the scope of work requested and will coordinate the process on your behalf.



We offer on-site security that monitors Post Oak Central. Security Officers are available 24 hours a day, 7 days a week! The Central Command Office is located in the retail portion of Three Post Oak Central, Suite E. The main number is 713-961-0250.

Our Security Director, Randy Alexander, manages the team onsite. Each lobby is equipped with an officer from 6:30 AM to 10:30 PM, Monday through Friday. There are approximately 10 officers on the property throughout the day that are able to assist you.

In addition to our security guards, we also have uniformed HPD officers on site and assigned to each building from 6:00 AM to 8:00 PM, Monday through Friday.


Security escorts to or from your vehicle are available at any time of the day, any day of the week. Contact the Security Office at 713-961-0250.


Security officers will complete an incident report recording the details of any accident, theft or injury that occurs on the property. Please notify the Management Office at 713-871-0500 as soon as an incident occurs so an investigation can begin. Your cooperation in answering all questions pertaining to the incident will be appreciated.


Solicitation is not permitted anywhere within Post Oak Central. Please notify the Management Office or Security Office immediately if you notice a solicitor within the building or property. Try to provide as much specific information about the person’s appearance and behavior as possible. Security will locate the person as quickly as possible and escort him/her off the premises.


Report any suspected theft, no matter how small, to the Management Office immediately at 713-871-0500. The Management Office will send a Security Officer and an HPD Officer to do the report. The building’s insurance policy does not cover the theft of customer’s personal belongings. Personal property insurance is the responsibility of each customer.

Smoking Policy


In October of 2006, the City of Houston passed an ordinance to ban smoking inside public places, places of employment, seated areas of outdoor events and such. Smoking is also prohibited within 25 feet outside entrances, exits, or wheelchair ramps serving any entrance or exit, operable windows, and ventilation systems of enclosed areas where smoking is prohibited, so as to ensure that tobacco smoke does not enter those areas. This includes the use of electronic cigarettes and similar smoking devices.

The property management for Post Oak Central is required to enforce this ordinance at all times. Person(s) unwilling to abide by the ordinance may result in a citation by a City of Houston Police Department Officer.

As many of you have noticed e-cigarettes have grown in popularity over the last year. Unfortunately, we do not know that they are safe and need to restrict them until further research is conducted. Since e-cigarettes are not regulated by the Federal Trade Commission, there is no scientific data to support the safety of them for the user or others in close proximity, who involuntarily inhale the emitted vapors.

E-cigarette promotions claiming that the vapor only includes pure nicotine and that the water vapor is harmless are misleading. The aerosol emitted from electronic cigarettes is not purely water vapor but contains nicotine, ultrafine particles and low levels of toxins that are known to cause cancer.

According to a comprehensive new study review by UC San Francisco’s Center for Tobacco Control Research and Education, users could also be inhaling and exhaling low levels of chemicals such as formaldehyde, propylene glycol and acetaldehyde (to name a few), and this secondhand vapor could be a potentially toxic source of indoor air pollution.

Until further research has been concluded, Property Management must maintain that Post Oak Central is a tobacco free property and e-cigarettes are not allowed to be smoked within the building. All smokers of e-cigarettes must do so in the designated smoking areas.


The Management Office has designated smoking areas with benches and ash urns away from the building entrances in the following locations:

  • On the 2nd level of the One Post Oak Central Garage at the southwest corner
  • On the 2nd level of the Two Post Oak Central Garage adjacent to the garage gates
  • On the 3rd level of the Three Post Oak Central Garage at the northeast corner
  • At the Main Fountain located in the Central Park

Emergency Procedures

Each Customer at move-in is asked to complete a Customer Contact & Information Form. This form is simply a list of contact names and phone numbers to be used in case of an emergency. These names and phone numbers are kept in a confidential file. This information should be updated any time there are changes in personnel previously designated as an emergency contact. A copy of this form is included in this handbook.

In the event of inclement weather such as a hurricane, the Management Team will be available by calling the main number at 713-871-0500.

The safety and security of Customers in Post Oak Central buildings are our highest management priorities. With this interest for your safety in mind, we have provided you with abbreviated instructions on certain emergency procedures.


Detailed information regarding fire safety is contained in the Fire Safety Plan, approved by the City of Houston, and attached hereto.


If you receive a bomb threat, try to get as much information from the caller as possible: location, type of device, detonation time and the reason for the bomb. Immediately call 911 and then notify the Management Office at 713-871-0500.

You are encouraged to be aware of suspicious persons wandering about in offices, corridors and restrooms. Suspicious persons should be reported to the Management Office at 713-871-0500 immediately. Delivery people and repairmen should be monitored while in your office. Do not leave your office unattended and unlocked for any reason.

It is recommended the Customers develop their own Bomb Threat Action Plan to be followed upon receipt of a threat. Persons participating in these plans should be carefully selected. Secretaries and receptionists generally receive most bomb threats and should be trained to react calmly.


Civil disturbances are not easily categorized. Depending on the organization responsible for the disturbance, they may range from calm groups of picketers to violent destructive mobs. Frequently, calm groups escalate to violent mobs. Eliminating the threat of violence and destruction is the goal of this section.

Often, political interest groups, disgruntled employees and striking employees will let it be known that they intend to demonstrate, picket, etc., at a certain location. Should you receive such information, please communicate it to the Management Office immediately.

It is recommended that Customers develop their own Civil Disturbance Action Plan to inform and safeguard their employees.


Hurricanes are a potential threat from June through November in the Houston area and often cause electrical power to be disrupted. During loss of primary power, Centerpoint works to restore service via a secondary source. Post Oak Central is equipped with a transfer switch. Customers with vital energy power requirements should consider auxiliary generators for their own use. Telephone service may be interrupted during severe weather. Telephone companies have the capability of installing emergency service lines to Customers having compatible switching equipment. Customers requiring emergency service should ask their telephone representative for specific information.

Customers are discouraged from remaining in the building during the storm and should arrange for employees to leave in time to secure their homes. Notify the Management Office of your intent to evacuate. Parking areas will have additional manpower to assist persons departing the premises.

Hurricanes are often characterized by violent weather, a calm period, and a resumption of violent weather. Do not assume too quickly that the adverse weather has ended. Customers should not attempt to reenter the building until all danger has passed.

After the storm, please report all safety hazards such as exposed wiring, broken glass, etc., to the Management Office. The building’s Emergency Action Team will conduct a thorough search for safety hazards and repairs will be made as quickly as possible.


Medical emergencies can range from minor falls to life-threatening situations. In these situations, summoning emergency medical personnel who can stabilize a victim and transport him to a medical facility is the first priority. Immediately call 911 and notify the Security Office at 713-961-0250 to report the location and nature of the emergency. Security will dispatch personnel to meet and escort the medical personnel to the location of the emergency and secure elevators for their exclusive use.


Post Oak Central buildings have been designed to minimize the risk of a general power failure resulting from causes within the building. Should a power failure occur, it typically will affect either an isolated area of the building or a large geographic area of which the building is a part.

All suites and public areas are equipped with independently powered exit signs and emergency lights. These will remain lit in a general power failure, but may only last for a limited time period, usually 45 minutes.

In the event of an electrical failure, please observe the following guidelines:

  • Contact the Management Office at 713-871-0500
  • Open draperies and raise blinds to let in outside light. If there is adequate lighting from windows, continue to perform assigned tasks as well as possible.
  • If you are instructed to evacuate the building, lock all areas of your premises.
  • Do not congregate in the lobby areas or in the street.
  • If you are trapped in an elevator during a power failure, do not panic. Wait for assistance. Your elevator may cease operation, but will not fail. Do not attempt to force the doors open or escape through the roof hatch. Use the red button in the elevator to signal Security and to notify them of your location. The buildings are equipped with emergency generators, which will activate within a few minutes furnishing power to the elevators. The elevator will then travel to the selected floor and the doors will open.

The Management Office will notify you as soon as possible when power will be restored.
